A family home that feels genuinely luxurious — warm, layered, and calm. A calm European quality.
Design Direction
Warm, elegant, and layered. The brief calls for a softened contemporary approach — classic bones updated with a modern, fresher sensibility. Colonial-inspired accents through wallpaper and accessories rather than architecture. Luxurious but not formal, impressive yet intimate.
Who Lives Here
A family of four — Nina and Björn, with daughters Sofia (Year 1) and Mila (4.5 years old). The apartment is on two floors: entrance, open-plan living/dining/kitchen, principal bedroom, and Mila's room on the upper floor; Sofia's room, children's shared bathroom, and utility room on the lower floor.

Preferred start: September 2026 (late August / early September). Summer 2026 not feasible. Fallback: spring 2027. No hard deadline. The family will vacate during works. Alternative accommodation to be arranged — a known challenge given the Munich market.

Exotic atmosphere
Concept
A bold move. The powder room is a chance for maximum character in a compact space — full mural wallpaper, statement basin, and Carrara marble floor with brass inlay. The atmosphere should evoke escapism, a colonial sensibility, luxury, and something slightly exotic. More expressive than the hallway, but sharing a common visual thread.

Carved Calacatta Oro marble basin — hewn from a single block, vessel or sculpted style. Bespoke joinery beneath in classic beige or taupe with aged brass fittings. Gessi aged brass tap.
WC Confirmed
Top-of-the-range Geberit AquaClean — wall-hung, integrated wash/bidet function, activated-carbon odour-absorption. Consistent across all three bathrooms.
Floor
Natural stone — most likely Carrara marble — with an antique brass inlay border to frame the floor. Electric underfloor heating confirmed.

Tall, floor-to-ceiling classic panelled door with moulding matching the wall panelling. Aged brass door knob. Hallway-facing side painted Farrow & Ball Dimity so it reads as part of the wall.

Cabinetry Style
In-frame shaker with two rows of beading — clean and modern. Reference maker: Chartwell by Smallbone. Painted in Farrow & Ball Pointing throughout.
